Upgrading to 3.22.0

I am currently using 3.16 Community on an ASUS laptop, running Ubuntu 18.04 MATE, it is working excellently. I downloaded the following two files:-
/home/hal/Downloads/qcad-3.22.0-trial-linux-x86_64.run
/home/hal/Downloads/qcadcam-3.22.0-trial-linux-x86_64.run
However when trying to "run" either or both received the following:-

Cannot open file
'/home/hal/Downloads/qcad-3.22.0-trial-linux-x86_64.run'.
No suitable Importer found. Please check file format and extension.

Obviously I'm missing something, I'd really appreciate any help.

Please refer to our instructions at:

In short, you have to make the file executable, then run it which is not straight-forward under a Linux system.

Andrew,
Thank you for the detailed information, Qcad 3.22.0 is now running, however I need to remove the Professional and have been directed to remove a number of Plugins. The information sheet said Qcad will be installed in opt, BUT I can't find it. I'd be obliged if you could help me yet again.

Please ignore my last post, I found how it is to be done, and have now the Community Version up and running.
Thank you very much for your prompt and detailed reply.
I enjoy using Qcad, I had many years experience with AutoCad and IntelliCad, this is much easier now I have retired and being FREE is a bonus.
